Premium Architectural Timber Windows
We manufacture timber windows for builders and homeowners working on villa renovations, bungalow restorations and architecturally designed new builds. Every window is built to the plans, detailed properly, and delivered ready to install.
Next Level Joinery has supplied timber joinery to Auckland homes since 2017. We're an Accoya Approved Manufacturer and a registered Master Joiners member. Both certifications are checkable, and they tell builders, architects and homeowners the joinery is built to standard.

WHY TIMBER
Why Timber Over Aluminium or uPVC
Timber windows cost more up front. Over the life of the home, they don't.
When it's made properly and looked after, quality timber joinery can last 50 to 80 years. The big difference is it can be repaired and refinished over time, rather than replaced entirely. uPVC is limited by a fixed lifecycle and starts to degrade once UV breaks down the plasticisers. Aluminium can corrode or lose its integrity over time, especially in coastal and harsher conditions, and Auckland has plenty of both.
That's why timber is often the more cost-effective choice over the life of a home, even when the day-one price is higher.
| Timber | Aluminium | uPVC | |
|---|---|---|---|
| Lifespan (well-maintained) | 50–80 years | 30–40 years | 20–30 years |
| Repairable | Yes — sashes, sills and frames can be repaired or refinished | Limited — replacement is usually the only option | No — damaged units are replaced |
| Thermal performance | Naturally low conductivity; strong performer with double glazing | Conductive; needs thermal break to perform | Low conductivity; performs well thermally |
| Acoustic performance | Strong, especially with double glazing | Moderate | Moderate |
| Coastal durability | Excellent with Accoya or specified treated timber | Susceptible to corrosion | Stable but UV-affected over time |
| Heritage / resource consent compliance | Yes — profiles can be matched to original | Rarely acceptable | Rarely acceptable |
| End of life | Biodegradable; some species carbon-negative | Recyclable | Landfill or limited recycling |
HERITAGE
Heritage Timber Windows for Villas and Bungalows
Auckland's villas and bungalows were built with timber sash and double hung windows for a reason, and when those homes go under resource consent for renovation or extension, timber is usually the only material the council will sign off on.
We manufacture heritage timber windows that match the original profiles (sash widths, glazing bar dimensions, sill detailing, head profiles) to whatever level the consent requires. Where the originals are still in the home, we measure them and build the new windows to match. Where they're long gone, we work from period references and what's standard for the era of the house.
We worked with The Building Co on a resource-consented Remuera project where every piece of joinery had to match the existing profile and style. Bifolds, feature windows, and custom details across the home, all detailed and built to hold up under the consent.
If the project's a villa, a bungalow, or a character home of any era, send us the plans.

TESTIMONIAL
Trusted by Auckland's Builders
The builders who've worked with us once have generally kept working with us. Repeat trade clients are most of our calendar in any given month, and that's been true since we opened the workshop in 2017 - the product turns up when it's meant to, built the way it was specified.
“NLJ have done an awesome job on our all our timber joinery, Adam and his team are extremely professional & a pleasure to work with! Cheers. ”

Double Glazing, Thermal and Acoustic Performance
Every timber window we make is available in single or double glazing. For new builds and most renovations, double glazing is the default. Since the H1 Building Code update, it's effectively the minimum.
Thermal Performance
Timber is a low-conductivity material, which gives it a head start over aluminium for thermal performance. Pair it with a double-glazed unit specified for the climate zone and the assembly performs strongly against the H1 R-value requirements that came into effect for residential builds.
We specify glazing units to the project: Low-E coatings, argon fill, warm-edge spacers, and thicker air gaps where the spec calls for it. If the architect or designer has supplied an H1 calculation with target R-values, we build to it. If they haven't, we'll quote a glazing spec that meets H1 for the climate zone the project sits in.
Acoustic Performance
Timber frames absorb sound rather than transmit it the way aluminium does, which makes timber double glazing one of the better residential acoustic solutions available off-the-shelf. For projects on busy roads, near the airport, or in inner-city Auckland, we can specify acoustic-laminated glass and asymmetric glazing units that step performance up further.
Tell us the acoustic target, or describe the problem, and we'll specify the glazing to suit.
FAQS
Frequently Asked Questions
-
Quality timber windows, made properly and looked after, last 50 to 80 years. The timber can be repaired and refinished over time rather than replaced entirely, which is why a well-maintained timber window often outlasts the aluminium or uPVC window installed alongside it. Lifespan depends on the species, the finish, and the maintenance schedule.
-
Yes. Our windows are manufactured to comply with NZS 4211, the New Zealand standard for window performance covering air infiltration, water penetration, and structural performance under wind load. We can provide compliance documentation on request for projects that require it.
-
Yes. Double glazing is the default specification on most new builds and renovations we quote, and since the H1 Building Code update it's effectively the minimum for residential work. We specify the IGU components — Low-E coating, argon fill, warm-edge spacers, air gap — to suit the project's thermal target.
-
Accoya is acetylated softwood. The timber is treated through a manufacturing process that changes its cell structure so it stops absorbing water the way untreated wood does. The result is dimensional stability that outperforms most hardwoods, Class 1 durability (the highest rating), and a 50-year above-ground warranty from the manufacturer. Standard softwoods can move, swell, and check in Auckland's humidity and UV; Accoya doesn't.
-
Yes. Heritage profile matching is one of the things we specialise in. Where the original windows are still in the home we'll measure them and build the new windows to match; where they've been replaced or removed, we work from period references and what's standard for the era of the house. Resource-consented projects get the level of profile match the consent requires.
-
Yes. We're based in Auckland and we deliver across New Zealand. Most of our work is in the Auckland region, but we regularly supply joinery packages to builders working further afield where the project warrants it.
-
Lead times vary by package size, timber species, and the time of year. We'll quote a specific date at the order stage and we'll meet it. Send us the plans and we'll come back with both a price and a realistic delivery date for the project.
-
Yes. Every order includes detailed shop drawings for each window in the package, covering profiles, dimensions, hardware, glazing spec, and finishes. The drawings are signed off before we cut timber, so the architect, the builder, and the joiner are all working off the same document on site.
